@Greg Hamer sorry. like I said it doesnt apply to all... but until the NAR creates a true barrier to entry by requiring a bachelor's degree or something more than the current certification process, there will always be way too many agents that spoil the bunch... plus the traditional 3%-4% fees per side are WAY too much money. 20 years ago it was different due to all the legwork involved for agents... but now it should be more like 1%...

When I put in central a/c I had to change from the timed thermostat because it only went to 74 degrees a/c and I wanted the tenants to have free reign over there a/c because they are paying for electric.

Then make sure you get a great deal where you can force some appreciation, sell for a profit to give you an alternate exit strategy if you should need or choose to take it, and insulate yourself to some degree from short term market volatility or if your projections are off.
