Not saying it's not possible, but this is likely the hangup. buying cash and then cash-out refi is easy and done all day, even with commercial loans, but likely all will want you to carry some liability in some form (skin in the game) that said, I'm just one lender I can't speak for all of them

I can concur that tenant occupied properties tend to give me a harder time with negotiations but at the end of the day it’s a numbers game so I go after it like any other lead.

Even smaller electric ones can require multiple 40a breakers.

My fear is we will have to go through another multiple month process of having the sheriff actually come to the property to physically remove them.Figured this would be a good discussion to start, if anyone has experience with CDs, please reply!

I am thinking of using the 1031 and buying multiple replacements in out-of-state market(s).

It depends on your end game on how you should go about this.

If you are able to move around, investing in multiple markets is a great way to expand your portfolio.  

It's better to lose individual properties instead of multiple investments at the same time.
