The really good attorneys and consultants normally specialize in a particular area which might be quite limited, and either utilize other specialists in their own firm (or that they hire), or refer clients and customers out to others when the problem is outside their area of specialty.

The company I work for does homes for very, very wealthy people that stand over us to make sure we are within a 64th of an inch in measure or better and we perform well, though not all customers are like that, that was an idea of the types of customers we work with and enjoy it at that.

Be loyal - If an agent has done a lot of running around with you make sure you buy or rent through them so that they make money from the deal.

Outside of that we tend to use BK flags as further insight and do a little custom configuring to produce our bids based on simple ideas of if BK is filed and if Proof of Claim is filed, then payment streams and discharge and dismissal.
