With your price point I'd look for a duplex that is 350k or so, but if all you can do is a good house to start, then start there. 

The house is located in CT. 

Another thing i heard is the houses are older so once they move out, I'd have to spend 10-15k to rent to new tenants and all the cashflow I've made before goes away.

That's what I would do in this situation given the nice low interest rate.  

The reason is to keep me from screening out low commission options.
