In general, I agree with @Vinh Lethat we've got to have a variety of ways to get deals - all of them leading back to relationships with people.

Are these leads not the type of leads needed for the buyers I currently have? 

Residential tenants who do repairs or improvements gain an equitable interest in the property, that can lead to foreclosure, not just a simple eviction. 

But if they don't you have taken the first step that would lead you to file a formal eviction proceeding.
