Just putting this out there...Thanks again,MS Immanuel is giving you good advice IMO, and i would follow it, ignore the BP calculators, and understand how to do your own analysis from scratch, what all the variables are, how they interact, and why they are important.Another serious deficiency in the BP calculators are that they completely ignore appreciation.

Similar to what you are doing, I am focused on creating more of a repeatable, deliberate process to my rentals; same application, same e-mails, same steps in the process for every single applicant, including tenant screening criteria, reasonable accommodation policy, and I include a "cover sheet" in my e-mails and in-person interactions that provides an overview to any applicants what our rental process looks like.
