FHA is definitely the way to go as the requirements are not as strict and it is intended for people exactly in your situation.The good news is that you're young and motivated. 

I have spoken to a motivated seller who is interested in possibly signing a contract  and the property is a condo.

I am so happy that I have come across BP as it is continuous motivation and a valuable learning experience everyday when I am either on the website or the app.

As in most of these cases, it can work, but rarely does, needing a unique set of circumstances, and a unique, possibly extra motivated seller.  

I would picture that situation where the seller is very motivated and the place needs a lot of work.
