@James Dale- you are  right - a regular  conforming loan is  definitely  possible to obtain for a rental  property ...pricing  is better than  a DSCR loan ...the underwriting is defintely much more  stringent 

Once you have a better idea of where you're at in the lending timeline you'll have a better idea of your target purchase price and you can narrow down on specific neighborhoods and the strategies you can implement from there. 

I have several of my properties in an LLC for asset protection but I have had a really hard time finding financing companies willing to offer cash out refi to implement my BRRRR... because my properties are held in a LLC!.
