if it's already gone to auction, it might be too late. it's a complicated process to try to get the bank to back out of that. and as the other commenter said, all owners have to be totally on board with your plan. not only are most sellers not down for creative financing, but those being foreclosed on are typically even less cooperative (i realize that makes no sense, just how it is), and divorced couples even LESS. i think you're putting the cart before the horse here in looking for a TC. for future deals, you can find a TC in pace morby's fb group.

I'm in the process of deciding where to invest in real estate, and I find myself torn between two options: The Local Metro area of Colorado Springs and the Nearby Rural region of Pueblo West, CO. 

(They also list on VRBO and AirBnB for owners) I don't know if that's unique to this market, but it seems that they take up a huge part of the market down there.I like your take on someone else paying 95% of our vacation home for us.

& my dog groomer built his house-no experience -borrowing equipment, came from Guatemala-finished home ,made a huge profit -that’s where I get these ideas from- Maybe he got lucky -some ppl seem to glide through seemingly difficult processes without experience🤷🏻‍♀️ughhh!
