The rate will be high but you won't have to provide any income documentation or leases. 

I think this is simply the case of as you mentioned, seller not needing to sell but will if someone pays high enough today.

Lastly 30% is too high for a STR management company, especially one that says how often or how long you can stay at your vacation home.

For example, there are many networks and conferences of Ultra high net worth individuals at the billion dollar and up level that gather all over the world at conferences looking for opportunities (prior to Covid-19 of course).

CC rates are too high.

I would highly recommend this be held by a title company if you are to proceed with another assignment transaction to better protect yourself.
