I put about $45,000 into the property including (roofing, foundation, mold removal), it was a complete gut job.

I probably should have stuck to my gut feeling and continued renovation through winter.

Around 13 months ago I bought a small single family home which I proceeded to do a small renovation to (gut the kitchen) and get rented out successfully.

Hey BP Community,I'm a new investor on the north side of Chicago and I am in the final phases of a gut rehab of a condo unit that is my first property.

This was definitely a large project, took some guts to be able to pull the trigger on such a project but my investor was comfortable enough without even stepping into the property.

How much of that would be "undone" if you later gutted the bathroom?
