Wanted to share my 4th deal/first BRRR Deal

Closed on a property purchased at $81,000 (ARV $155,000) with a home modification loan. I put about $45,000 into the property including (roofing, foundation, mold removal), it was a complete gut job. Refinanced the property, pulled out my initial down payment and currently make great cash flow. Now the ROI is infinite thanks to Bigger Pockets.

Hopefully this testimony gives someone the motivation to take a leap on faith. Currently, I am looking to purchase multifamily properties to take on the stack method.
