You're playing a dangerous game by recommending others to buy out of state while you're still very green to the game. 

Whenever I'm hiring for anything, I'm always looking for energy.

Not the poorest of areas, definitely not the wealthiest of areas, the large local grocery chain still maintains grocery stores there, starbucks/wal greens can be found etc.2 shopping centers, one free standing office building, 3 other mixed use properties that have restaurants, retail and office space.

Hi, I have a 3 family property (built in 1900) that I purchased about 2 years ago and just recently got a home energy audit and in order to take advantage of the state of Massachusetts credit toward insulation of the unit, I am going to have to replace the below space heater because the carbon monoxide emissions are slightly above the allowed limit.  

Companies that are producing 5% dividend payouts right now are energy companies (for the most part) that probably aren't even able to cover their payouts with their free cash flow.

The rate is good and I don't want to waste any more energy on this, which is why I am just letting it go and closing. 

IMHO, the real risk to the real estate market are issues outside of real estate, such as our just-in-time food delivery system, energy, geopolitical issues and above mentioned issues.

However, if the seller as a clause in their contract to allow to sell while under contract, then you have the green light!!
