@Randy Garcia Have looked into this a bit myself and explored projects but there are some limitations in Charlotte as @Chris T. mentioned.

I’d really appreciate any insight into how people are making this work locally, or sub-markets to explore. 

Considering traditional or exploring owner financing if possible. 

I'm asking if I can actually "setup" refinancing before I close or if these suggestions just mean I should be exploring my refinance options and making connections?

I prefer to not live in the ghetto and I have been exploring other ideas like purchasing a trailer and living in the backyard while fully renting out my house.Questions:What are some good areas to look for house hacking properties in?   

If you love exploring and feel a lot of pride in where you live, I think it bodes very well for you as an agent.

Been struggling to find deals with good numbers on the MLS, I think connecting with a title company to explore some possible off market deals would be a good idea. 

If you ask me, plan on taking time like you said to explore the various areas and get a fell for what fits you.
