Keep in mind when you're hiring a GC you're  hiring him for his management skills as well as his team of professionals he has acquired and built over the years.

Depends on market, but sometimes a JV like this works well.Hotels and large scale commercial, of course, but I'm limited in that area.Open to teaming up with anyone that wants to explore international investors or lenders.

I have a good team in place but they are not used to rehabbing entire homes and a little slower than I would like, also they can only do one property at a time.  

From what I understand, Memphis has very great areas and very bad areas.It's good practice for an out of state investor to build a local team or partner with a seasoned investor in the area.
