Unless you are dealing with a very high end rental that requires granite and such, you could get the counter tops resurfaced with new hardware (assuming the current counter tops are functioning).

In a year if the market changes and I need to find a new tenant I will do the necessary repairs that it would need since money is tight and I need to budget for other functional things in the property.
