If the tenant was local, I'd ask for copy of application, do court records searches, check employment and references and take it without re-running (and charging for another smartmove).

If you made the offer stating its going to be financed, you would get this letter from the lender who's approved your financing.If you made the offers stating its case, provide a copy of a bank statement with the same name as on the offer showing enough money to close the purchase.

It's not mandatory in NJ to have a signed written agreement but it is required that agents inform the prospective client of agency relationships verbally and in writing by giving them a copy of Consumer Information Statement (CIS) prior to any substantive discussion of the prospect's needs and wants.
