If you have confidence in a deal, put it under contract and then start shopping the deal around to potential partners.

I will admit I did get sucked into a real estate investing program a few year's back which cost me $1,000....of course, I did not do anything with the program and the DVD's are still sitting on my shelf....I am to blame, however, believe that I have found the right place at Bigger Pockets to further educate myself and gain some confidence prior to moving forward on this journey.

We wholesaled a deal last fall to a buy & hold investor, because the rehab that would be necessary to flip it was substantial, and we just weren't 100% confident we could get the ARV that would justify it, even though the market supported that number.

Because they are confident enough with the outcome that they don't consider it gambling.Some people are willing to take that a little bit further...They say, "I just bought this rental property that generates huge cash flow; unless the market collapses or the entire town blows up, I should have no problem making positive cash flow with this house."
