2) How to setup/negotiate the monthly rent amount that goes toward buyer's equity/purchase price.3) A total refinancing disaster when working with national banks (I heard stupidity such as "According to Fanny Mae, a house in a lease-option is as good as a house currently on the market from a refinancing standpoint"4) TAX: Rent is a taxable income but what about the rent portion that goes toward the purchase price once the option gets exercised...How fully leveraging 1030 exchange in that context.Hopefully, some interesting elements here.My 4th day on BP, yeah!

I once had a property manager try to convince me it was normal to just give the lockbox code to the prospective tenant in exchange for their credit card number so they could view the property without the PM getting off his lazy behind to show it.

I don't think that's really unique to Elite though; just to this investment style in general.I think I recall Elite saying they occasionally have existing investors that find themselves needing a quick 1031 exchange, and if there is no inventory ready for immediate purchase, they sometimes broker that type of sale between their customers.Beyond that, I'm sure it's appealing for folks that live in that area to be an owner-occupied landlord.

@Scott Smith If you live in California  and are going to have multiple rental properties out of state do you think setting up a Series LLC outside of California since California does not offer Series LLC's and then filing as a foreign LLC in California is a better option than opening multiple LLCs within California?
