I’d think for your first purchase it would be better to stay locally where you can be more hands on, even if you have a property manager, and get a better feel for the whole real estate investing concept.

I'd follow JW's thought process and even consider posting a note on your neighboring doors...to let them know as a neighbor that it isn't appreciated that there is smoking inside, please kindly consider taking your smoking outside.I feel like the approach is everything here...Chicago is a weird place and hard to enforce a lot of things.

Being in an up and coming neighborhood, I feel like that is a prime location for a developer to look to purchase (the houses and the garages, which my house would be right in the middle of) to put up a multi unit dwelling.
