So your valuation of $1.3M sounds high unless you can build a $4M house there.The last point I would make is that waterfront properties can sometimes (not always) be more difficult to develop depending on the land features, topography, and such.

My current renter says it was a great way to get matched up on the features of each unit.Anyway - wanted to let everyone know they just added a promotion offering 5 free leads to all landlords so it's really a great way to get your feet wet (i'm just knocking my head a little that I had to pay a few bucks to get my tenants haha) Hope this helps others on here find those pesky tenants!

Alot of times, if you are outside of an incorporated city, zoning pressures are less.Hooking up to electric (separate meters) as well as waste water (city or septic) and figuring out separate or one meter for water (sep bill or inclusive) is another issue as well as land features and leveling pads.Another aspect is maintenance.
