You want to go through the RECEIVE PAYMENT scenario and use the DISCOUNT & CREDIT FEATURE because you don't want this money to show up as Income and you need to ZERO OUT THAT INVOICE !!!

If you are using QBO and still would like to use one subscription, try activating the Location feature as an extra layer of tracking the entity (aside from chart of accounts and class), to see if that will work.
