Flips are exciting, you learn a lot, more risk, more upside, more headaches, more short term taxable income. 

It cost me $1200, the lawyer acts as our registered agent (if we get served, it goes to him) and it is coordinated with my father's Trust so we are covered when he passes. 

Cash flow in the short term sounds pretty much impossible, unless you tell me otherwise :)I have been scouting following areas:1.

There are a lot of condos closer to the water and I wasn’t sure if those were long term or short term rentals.

Most difficult has been the idea that we are founded on the principles of John Locke for a society that is supposed to lead to ownership and liberty. 

Short term exit:  Buy and sell inside 5 years. 

Once you have a short list, get an account with each one and run them through the wringer to see how they really function.

My short answer opinion is that it is worth it at our level of experience. 

I want to begin by saying that I do not recommend just ANYONE doing this, and my story is based in Florida and what we are able to do here....with that said, here's how our deal went down.I was contacted by a seller who wanted to get rid of his house and not deal with Realtors, staging, showings, repairs, etc.
