Factor this into that break even price and you should soon have a good idea of what price you need to purchase the park at (probably not $1M+ unless it's in a fantastic market).

There is a lot of risk to this scenario...3 hours away, not visiting in person, likely offering too much.....It depends on your end goals but these are risk factors that I would take into account if I was looking to buy a rental.

There are other factors, of course: appreciation, your tax situation, perhaps you're overinvested in another area and want to diversify, etc.

Through the analysis process I learned that every property has an offer that makes sense on paper, but there are countless non-tangible factors that will influence how the investment turns out.

Hey @Daniel Brantley, like @Charles Carillo said, vacancy length really differs depending on many factors, so there's not one solid answer to that.

However, I have seen people commonly factor the "money partner" as a 70% partner.
