I feel very comfortable in managing individual units that do not require extensive work and leverage my knowledge of the distressed industry to get good discounts with 2 or 3 offers for every property closed.

I wouldn't tell existing tenant anything until the lease for the other tenant is fully executed.The negotiations could not go as planned or if corporate they could pull out or stall at the last second.I have seen corporate tenants get hot to do a deal full steam ahead and then stall out as they are looking over multiple locations or doing extensive planning before making a final commitment.If you told existing tenant you were dumping them and then the other tenant ends up not happening you could have two empty spaces.
