If the property isn't available for move-in and advertised, its seems every expense would be prior to in service date.

We feel that the information we require is better than looking at a credit report that covers a wider range of dates and a wider range of things that don't pertain to whether or not the tenant paid their rent for the past 3 months.When a tenant hands us rent receipts from a $2 Office Depot receipt book and tells us they pay cash we kick the applicant out the door.

This will include purchase price amongst other items2) Step two - breakdown of building & land basis3) Step Three - determining date that it is 'placed into service'

Have also recently heard from a lender that it needs to be a double-wide and built after a certain date for them to lend on it so may want to check that out as well.

those rules are totally out dated.. they were fine coming out of the GFC  but values have risen faster than rent.. not that you cant get those today you can if your willing to risk asset class and or you hunt for these on your own direct to seller.

The listing says, “calling all rehabbers… best offer by such date”.
