I know the Maui market, but I don't know anything about zoning or ADU limits on other islands (except that Oahu's zoning is a million times easier to understand than Maui's!)

There really Is not much value to them to accept a proposition especially on a moderate 6 cap property. ( An exception might be if one of your accredited investors is a WHALE.
