They were trying to sell it and the squatter killed two deals I believe by not allowing entry.

Definitely something worth looking into to scale your portfolio if the downpayment is your biggest barrier to entry.

If there is a single entry/exit point to the property, try to capture the vehicle they are using.If the area has experienced multiple break-ins, talk to the local police dept about increasing visible patrol in the area.

I built the 4th unit converting a bedroom to a downstairs kitchenette/bonus and separate entry for the purpose of allowing someone to owner-occupy that unit - more valuable in a sale in that case.
