The time-line as stated was the person applied, was approved, person than informed he had a service animal and inquired about that, landlord than canceled approved application for said service animal and did not engage any further on it and instead went onto others persons, approved them and completed move-in. 

The thing you really need to watch for is inexperienced and desperate agents- those are the ones who are most likely to really, really want your business and engage with you, meet with you, spend tons of time analyzing and showing properties- they have the time to do that because they aren't doing any deals, don't have any clients and have no experience. 

I would engage a real estate attorney to draft the loan agreement and deed of trust as a template that could be used in the future. 

I also find that many of the lenders who want to soft underwrite try to charge an engagement fee of some sort, usually $5k-10k. 

Rather than engaging, take a deep breath and then tell him that you are happy to take him off your mailing list or fix the error. 

This is also a good time to work on things like your social media presence (engagement + content creation), educate yourself on the market, attend trainings, go to networking events, Read, etc.6-8pm dinner and family time8-10pm Wind down time, evening journaling, prep for the next day10pm ZzzI hope this helps and wish you all the best on your journey!

Something that says if the Seller violates the agreement and circumvents the introducing party (You) and inappropriately engages the contacts for the purpose of doing business with them directly (cutting out the introducing party), then that party is subject to a monetary penalty of $xxx.
