Will need new HVAC, new electric, new plumbing, new walls/configuration, and possibly dig out to create duplex down (two-level unit) or 3rd legal unit. 

I tried to get those energy grants for several of my buildings with flat roofs and I was turned down by the companies.

You can't reason with tenants, stop wasting your energy.

The existing walls and the routing of plumbing electric & HVAC ducts all need to be conducive to the plans.

The heaters cost around 3200, the install was 2600 and I will get a 700 dollar rebate from the electric utility for the 75 gallon tank. 

You could structure a partnership to give you a greater stake than 2.5% in return for that investment of your time and energy.

You would pass water, electric and gas on to the tenants so you can exclude those from your analysis.For insurance, call an agent in your area to get an estimate or use one of the numerous online comparison shopping sites (you can get a quote without owning the property).

That’s the unfortunate part of moving, my two biggest subs up here (electrical and plumbing) are great at communicating and keeping me in the loop.
