So, the interest on unpaid purchase money is perhaps something to negotiate with the assignor if the plan is to wait this out.Regarding the eviction moratorium... that should have zero effect on the foreclosure.

If a tenant causes some sort of damage and is at fault you can file a liability claim against the tenant, and it will not effect your insurance position as it goes against their renters claim.
