I'm not a landlord, not a tax professional, but my understanding is that:- If you're a professional landlord, income is considered earned income;- If you're not a professional landlord (you're renting out a room or the other side of your duplex), income is unearned income;- If you're selling a rental property, the income is considered capital gain.But again, this isn't my area of expertise...
