Fully expected him to say they are going to do great etc with the demand.Answer was shocking:He is probably not going to log at all.. the Mills have LOWERED delivered Log prices to almost 1980s level .The reason is all the fires here in Oregon have the mills salvage logging like crazy and they have more logs then they know what to do with and they get good stump age prices from the public lands and then private log prices follow that .. so they have a year or so to log like made to get the fire damaged logs in and milled while they are still marketable.

The lease has a Notice Required To Exercise Option which states as follows:To exercise the option to purchase the tenant must deliver to the Landlord, a written notice of Tenants intent to purchase, not less than 30 days prior to the expiration of the lease term.

For example if they reduce your property assessed value from by $20,000 at 0.025 tax rate: $20,000 x 0.025 x 0.45 = $225 This is not a bad deal for me if they deliver as promised.

Get a better job, get a second job, deliver for Door Dash at nights and weekends to earn extra money, sell the couch set and sit on pillows, sell your TV and spend your time educating yourself or earning more money, etc.You'll be better off hustling to get your finances in order than if you take the easy way out by selling off the investment.

Hi Bigger Pockets, i need your advice on this off plans property that i already put a down payment on.Background information. last year i joined BiggerPockets premium with the intent to invest in real estate no matter what. i am currently living overseas (US Citizen) and given the pandemic it was not easy to find a distressed property which i can flip or fix and then rent out. however i came across an alternative option which offers both some kind of safety in terms of the property's condition and the risk associated of buying remotely and incurring lots of hidden problems while at the same time getting some upside on the deal . so i found a developer in NC who is willing to sell me at a discount for a property that will be finished next December, i.e. 8 months from the now. the property information is as followsCity: DurhamDevelopment: 25 Townhomes, 5 buildings and 5 townhomes in each building. there are end units and middle units.Property Type: Middle unit TownhomeSize: 2,600 SQF, 3 ensuite bedrooms, 3.5 bathrooms, 1.5 garageListed Price: 529kHandover Date: December 2021Down payment to hold the townhouse and price paid to the developer: 5%, i.e. 26.5KThe development is different than anything in that area in terms of design and quality and they have already sold (under contract) 15 out of the 25 units. 10 units will be delivered this May.

You could always just add in electric as a separate fee so when comparing you appear more in line with the market but tenants know how much electric should cost so this most likely will not be a profit driver for you.
