I want to her at least put the effort into solving things instead of calling me about every little thing.  

As I learned more, it enabled me to be flexible and do more deals, rather than turn some down we figured out how to problem solve. 

Since your agent is paid by the seller, no reason not use someone who has expertise and a license to do this for you.

The dilemma you find yourself in is frustrating no doubt. 

One of the things I say to the seller's is: "mr. seller if I can solve this problem for you, getting your sales price without a sales commission, save you the sales commission and you pay no closing costs because the buyers pay the closing costs... 

Find sellers who need solutions and solve their problems in a way that benefits both of you.  

If you can help solve problems from your listeners, you'll succeed in the end.

That is my area of expertise, so I don't know other areas to recommend to you.
