I had to dig it up (6' down) and replace about 10'.

I know many people have immense success but just ask yourself what you are trying to accomplish and if arbitrage will help you meet your objectives.

If his cutting biweekly it shouldn't be that thick enough to not notice an object.

So who else is still buying and getting double digit net caps in the Cleveland markets ? 

In my opinion, that is going to make a huge difference, since the most important objective is to get prospective buyers to physically go see the house and one way to do that is to get them excited about seeing them living in a space, furnished and decorated, etc.
