An alternative to flipping, which would help me in a couple ways, is buying it as an owner occupant, living in it for 2 years, doing a slow flip, and doing the no capital gains tax strategy.

I've done a fair bit of research over the past few weeks, reading books such as What Every Real Estate Investor Needs to Know About Cash Flow, The ABCs of Real Estate Investing, and Investing in Duplexes, Triplexes & Quads.As I'm starting out, I'm interested in investing in single family residences and 2-4 unit multifamily for a long-term buy-and-hold strategy.

He's a self-employed handyman and I am rather concerned he won't be able to make rent for long with no income.Maybe he can cover this month's rent, but I'm guessing he's about to be unemployed and crushed with medical bills.He knows he has a big rent hike coming, so we've briefly discussed an exit strategy (before he got sick).
