Good "Credit" for your company is not that important because you will be expected to sign personally for everything anyway. 

So I would go driving for dollars and hanging up bandit signs, I even did some door knocking on pre-foreclosures for them.

The number 1 determining factor in how your investment performs is going to be the area in which the investment is located.

If they can't do the job they signed up for, then you terminate and find someone else.

You need to determine the proper balance between what you invest, your strategy with the property, and the return you can reasonably generate.

So what you really need to do is calculate the costs of the HML fees and then determine if you can pull all your money out if you do a refi and not a flip.
