Let's assume 3% of rents per year to go toward a savings for these items.Make more assumptions about any month-month maintenance you may need to do such as lawn maintenance, snow removal, fixing lights and faucets etc.

These are all issues that will fall onto the desk of the title agent.  

They do a lot of deals, but they don't like sitting behind a desk, sending postcards, taking calls, prescreening sellers, etc.

Walls have holes and poorly done plaster repairs, doors are missing door knobs, lights are missing fixtures, and some faucets are missing knobs.

My new rental has low water pressure when you run the shower and sink at the same time. Any thoughts what the problem might be??

They got out in 3 days (house was empty) and were not returning my calls so after 6 days, so I broke in - leaving the them a message to that effect.They had taken the light fixtures, bathroom sink and (didn't notice till later) swapped out the dishwasher for a rusted out one that wasn't hooked up and took the disposal.

Great opportunity to test the waters as to selecting the avenue to take.In that light, might as well mention that NPNs usually aren't for newbies, your being an attorney gives you a much greater insight I would think.

They rent fairly quickly due to being nicer properties with nice amenities (all have new laminate and carpet flooring/stainless steel appliances/new fans & light fixtures etc)My current financing plan is to convert the adjustable loans to fixed rate terms  with my business partner co-signing (She is a nurse anesthetist).My main concern is finding financing once I quit. 

If we had to be carefully placing our 110 gallon in our own home, you can guess the concern a landlord might have with a tenant wanting one in the rental property.In addition, if they're "into" salt water it's not unusual to include additional weights from refugiums, protein skimmers, chillers, lighting ballasts, etc., etc., etc. etc..  

I read a lot, and with each book I read I jot down on a 3x5 card a good 'take-away' or 'nugget' of information and put it in a stack on my desk to reference over and over again to read and to share with my wife and kids.
