Ive tried looking up videos on cold calls, searched for seminars and webinars on Sub to deals and either the cost for the information was WAY to much or I couldn't find what i was looking for.

If you're in a reasonably populated area, I would first try to search the BiggerPockets Forums for other investors in your area and ask them for realtor suggestions.

From there you can begin to limit your search based on your price point and that can provide some clarity on the situation.

I'm not getting good comparative search results so maybe someone with more Google-fu could provide some better search queries.

As I read searching through Tucson Contractors on BP (looking for a good GC, handyman,  painter and Mason currently) I came across this post and figured I should close the loop. 

There may be some investors in your area here on BP so use the search feature at the top to look for those members and reach out to them.

With survey, lawyers' fees, title search you are over 3k and that is without finance points.

Have you tried doing a search in the specific zip codes on BP for BP pro agents?

One investor that I know keeps his search for properties from the front range (Golden area), to the western half of Denver.
