Don't split the two properties with two companies, sign up with the right company.Find a property management company that thinks like you do @Kit Klekamp One who will carry out your idea of what it is to be 'properly managed'. 

The main idea is to chose a strategy thar resonates best with you and work hard on it until you excel in it!

I would check cap rates on the most likely tenants, or estimate rent based on average sf for similar sized properties in your area, maybe use loopnet to get an idea.

First off as a local investor with extensive knowledge of the area I have no idea if you’re rent projections are right bc you didn’t say number of bed and baths.

@Stanley Bronstein I don't think he wants to wait he's been kicking around the idea of putting up for sale in the general market for a while now.

I'm a full time worker and I really enjoy my job but I have fully bought into the Mr Money Moustache idea that work is better when you don't need the money.

Have no idea how that could play out.
