That's $1,000 in late fees and you still have to deal with cleaning, damages, unpaid rent and utilities, etc.When a charge is due, they should pay it. if they don't, get rid of them or they will continue to cause problems.

I've read around these forums that the industry-standard is to boost rent $25 for a pet, which seems reasonable.That said, I wonder whether the presence of a dog also subjects landlords to liability for damage or personal injury caused by the pet.

I’m not sure if I want to vent or ask for advice...My condo had a substantial flood on Thanksgiving, Nov 22, due to a main line pipe underneath the building getting backed up.There is significant damage and the unit is unlivable.

For 1 year they paid rent on time or say before time, but for the last 1 year they are struggling hard in paying rent, always late, I have been very nice so far,never charged any late fee, kept trying my best to cope with them.Now it's getting worse, there two month rent is due, seems like they can not afford,so they should try cheaper house.my concern is should I give them eviction (1 month) notice now, will it make the situation worse..like they stop paying rent at all, or should I wait until rent becomes current again .I heard if they don't pay rent, then I may have to go to court, since they have two kids court can't evict them, also it may make tenant angry and they may stop paying entirely and may start damaging property also.What is best way to handle this situation....Thanks

Be sure to document any damage findings or maintenance needs (HVAC filter changes, leaking toilets, etc) since this would be legally a unit inspection versus a communication concern.

I'd say it works out to $20 an hour for them.It can, of course, vary wildly - I've spent $250 to deep clean just a kitchen, and I've spent $800 to trash out a backyard.This doesn't include any repairs necessary - painting touch ups, replacing damaged fixtures, landscaping, etc.

I can certainly see how this will fall under the tenant's insurance if they caused the damage.
