It (probably) wasn't necessary, but I had him send me a picture of him standing next to his former fiance smiling ("before"), and another picture of him alone, carrying a mop and cleaning supplies, over-the-top frowning ("now"). 

If you see their car parked there overnight for 2 weeks straight, make note of it, maybe even take pictures.

Weak description, bad pictures, bad pricing as in too high at some times and too low at others.

I updated property information with block/lot info, pictures, and generally organized what was going on within the system.

As the lender I'm dealing with the angry calls from my customers lol.

We've been using Next Door Photos (Illinois) the last few years and have been very happy with their customer service and pricing.   

This seems light for what that picture shows, if that is the case that is great.

Sorry for the lack of clarification but we'd likely be paying the sales tax so our customers won't need to pay it and also I'm not a Lowes employee.
