For others, it's name brand to help credibility.

Lights may just be a couple to give better lighting in the kitchen or in the bathroom for better light when a lady puts on make up each day.

Can you afford to sit on it for another couple months if needed so that you can get the cash out of it? 

My wife and I own mostly SFH rentals around DSM with a couple in Ankeny.The market's a lot more competitive right now so even for the value-add 'roll up your sleeves' stuff right now, there's not a ton out there at a good bargain.

Matt: my first  comment is that the market in that area is not troubled because of Trump; in fact, if the economy had not finally started roaring the last couple years, there might be some bad headlines.
