One really cool thing with MF properties is that you can use 75% of the market rent on the units that you will not occupy as your primary residence to help qualify for the mortgage loan amount.

That's where my whole attitude would shift and I'd think how I have spent 10x that amount on vacations and got some cool pictures to show for it which seems so petty in comparison.

If you can afford the mini splits and can live with the single-point source (i.e. to heat/cool the place all the doors need to be open), much better:1) Your tenant gets about 50% off his electric in winter2) Your tenant gets A/C and you get dehumidifier which keeps moisture down3) Baseboards are notoriously inefficient and usually get a sofa shoved in front of them4) If electric and not regularly cleaned, I think they're a fire hazard.

Even though it is warm, it is typically very dry (not humid) and the nights cool off drastically so plan accordingly.Hope this helps.

heated and cooled increases appraisal, I build a 440 sq ft shop and it did not effect appraisal at all . because it wasn't heated and cooled.

The cool thing about buying multi family the lenders can count the rent on the others units towards your income helping you qualify for a higher loan than you would get if you just purchased a single unit, i.e SFR.Definitely pay that CC off as soon as you can though.Best of luck!
