There's tons of discussions about great rental markets for 80k houses that rent for 800/mo (cleveland, memphis, KC, Indy, OKC are perennial big hitters).What about the markets that have fairly easily rentable 2k houses in B class that still cashflow, albeit not as well as the ones mentioned above? 

My tenants hate window units and radiator heat but I'm in C class neighborhoods of Delaware County and most of the time the added cost of central air doesn't make sense for me, unless the duct work is already installed.  

The property sits in a C class neighborhood and has been distressed for years.

It can be pretty risky doing C-/D class turnkey properties.There's several fantastic markets in the Midwest for turnkey investing, and your dollar buys a lot more there.

What's the prevent cap rate for this asset class in your area?

We have to pay for classes, renewals, memberships to MLS and associations (required if you are an MLS member), advertising, forms, e-sign software, signs, flyers, the list goes on and on.

However, most projects I work on are B-class mid-level rehabs where there isn't that much spread. 

But no class will prepare you for the bs of working with bad subs.

Maybe househack a nice b class plex you could turn over to management if needed.Semper Fi
