I've come into a few amazing deals and I'm having trouble finding money to fund them the hard money loans want way to much and make the deal almost impossible to do and i can't find a conventional loan because of my credit. please any help here would make my day and depending on the help I'm willing to include you in some nice return if it goes well

I originally thought that I could help him with his deal flow through advertising, but as we talked, I discovered that although that is something he's interested in expanding, his immediate need is investment capital.Turns out that, of course, he's maxed out on the conventional financing side of things so all of the deals he's doing now are financed with hard money.

you cannot get a 5+ unit with VA Financing, but 1-4 is acceptable.VA guidelines allow use of 100% of rental income to qualify (they dont have a 75% X gross rent rule that conventional does).This is a big advantage over conventional financing where the rental income would have to be discounted to 75% of gross monthly and "then," used to qualify.
