coming in a bit too fast

so i am very new to this rei world and have found my share of deals one too big and profitable to pass up.  currently I'm in the process of rebuilding my credit its going well but not a very fast thing to do.  I've come into a few amazing deals and I'm having trouble finding money to fund them the hard money loans want way to much and make the deal almost impossible to do and i can't find a conventional loan because of my credit. please any help here would make my day and depending on the help I'm willing to include you in some nice return if it goes well
