Still shopping around for a good market to start out in, and Worcester is on my list.

I'd definitely shop for a back-up buyer right about now.

It seems in our experience, that no matter how profitable the business is, they're still afraid of small businesses closing up shop and they're left holding the bag.

I say "best" in that NJ/NY have rules which tend to favor the tennant over the owner/landlord, property/land values can be more reasonable, and that I can get out to PA on weekends to meet people and shops deals.

If you see a tenant storing vehicles, running a machine shop, using it as residential quarters use extreme caution as this is likely a non-permitted use despite what you may have been told or read otherwise.

Sometimes, when I drop my wife off at the grocery store or nearby mall while she shops (and she loves shopping - slowly), I'll do my physical analysis of the property, subdivision, and neighborhood. 

If you don't know what you're doing and you're just finding any ole house and shopping it to wholesale doesn't mean that its a deal.
