I was hoping by posting this that people would have some out of the box solutions besides stating the obvious.

I feel this house is on the early end of revitalization.I also reached out to the hospital to try and connect with their travel nurse housing person, as well as a rural med school that sends med students to this hospital for their yearly rotations.

Don't worry about 'rules' as they are guidelines some people use to get a quick idea if the property works. 

Some people are trying to save $10k on the project but it cost them 2 or 3 months and they have a lot of time on task, and a lot of personal overseeing. 

I hear people are dying to move in.....

I know of only a few people that own rentals as a secondary aspect of their primary business.
