Awesome, Thank you very much Charley this explains a lot, and makes a lot of sense.I was thinking that all I needed to do was add a layer of 1.25 " to bring it to 18" but now I know that's not exactly right. looks like I should see about creating better derange to get this to happen.SincerelyLess Confused now.

Sorry about the confusion, what I meant was lets say owners owe 100k less than what the property is worth but they absolutely cannot pay anymore. can i come in, offer them an option to purchase all cash for the amount owed and then legally assign contract to end cash buyer?
